Located on a commercial strip in Torrance, a city located a few miles south of Los Angeles, this project brings much needed new housing stock to an area that hasn't seen much development in the last 30 years. The project consists of a "ring" of  five residential buildings that form a courtyard on a heavily landscaped podium above two levels of discreet parking.  The residential ring, accomodating 80 units, is set behind a two story medical office building that creates an edge consistent with the commercial nature of Torrance Blvd.
